These Terms and Conditions set out the basis on which House Clearance Pimlico provides house clearance and associated waste collection services to customers. By booking any service with us, you agree to be bound by these Terms and Conditions. Please read them carefully before placing a booking.
In these Terms and Conditions, the following expressions have the meanings set out below:
Customer means the individual, company, or organisation that requests and books services from House Clearance Pimlico.
Services means any house clearance, waste collection, waste removal, bulky item removal, or related services provided by House Clearance Pimlico.
Property means the premises, site, or location at which the Services are to be carried out.
Waste means any items, materials, rubbish, junk, or other matter removed from the Property as part of the Services and intended for disposal, reuse, or recycling.
House Clearance Pimlico provides professional house clearance and waste collection services, including the removal of household items, unwanted furniture, appliances, and general waste from residential and, where agreed, commercial properties.
The exact scope of the Services, including the areas of the Property to be cleared and the approximate volume and nature of Waste to be removed, will be agreed at the time of booking based on information provided by the Customer. Any additional work requested on the day of service or discovered because the information supplied was inaccurate or incomplete may result in additional charges.
Bookings can be made by telephone or email using the contact details provided by House Clearance Pimlico. At the time of booking, the Customer will be asked to provide:
Full name and contact details.
Address of the Property where the Services are to be carried out.
Preferred dates and times for the Services.
A clear description of the items and Waste to be removed, including any large, heavy, or unusual items.
Access details for the Property, including any parking restrictions or special instructions.
Where possible, the Customer should provide an accurate description of the volume and type of Waste to be collected. Quotations are usually based on the information provided and may be subject to change upon arrival if the actual Waste volume or nature differs materially from what was described.
All bookings are subject to availability and to acceptance by House Clearance Pimlico. We reserve the right to refuse or cancel a booking at our discretion, including where the proposed Waste cannot be legally or safely handled by us.
Prices for Services are generally provided as quotations based on the estimated volume, type of Waste, labour required, access conditions, and distance to the nearest authorised waste facility. Quotations may be given verbally or in writing.
Unless stated otherwise, quotations are exclusive of any applicable taxes or additional charges such as parking fees or congestion charges, which may be added to the final invoice if incurred while delivering the Services.
If, on arrival, the quantity or nature of Waste is significantly different from that described, or if access is more difficult than disclosed, House Clearance Pimlico reserves the right to revise the quotation. In such circumstances, the Customer will be informed of the revised price before work continues. If the Customer does not accept the revised price, we may cancel the Services, and a call-out or cancellation fee may be charged to cover costs already incurred.
The Customer is responsible for providing safe and reasonable access to the Property at the agreed time. This includes ensuring that:
Someone aged 18 or over is present to provide access and confirm which items are to be removed.
Any obstacles and hazards are removed so that our team can work safely.
Suitable parking is available as close as reasonably possible to the Property.
Where parking charges, permits, or congestion charges apply, these costs may be passed on to the Customer as part of the final invoice. If our team is unable to access the Property or park safely due to circumstances within the Customer's control, House Clearance Pimlico may charge a wasted journey or cancellation fee.
The Customer agrees to:
Provide accurate and complete information when booking Services.
Clearly identify which items are to be removed and which are to remain at the Property.
Ensure that no hazardous, dangerous, or prohibited materials are included in the Waste without prior written agreement.
Secure personal data or sensitive documents and remove any items of personal, sentimental, or financial value before the Services commence.
The Customer is responsible for checking that all items to be kept have been removed from cupboards, drawers, lofts, garages, and outbuildings before clearance begins. House Clearance Pimlico accepts no responsibility for items removed that were not clearly designated to remain.
Unless otherwise agreed in writing, payment is due in full on completion of the Services on the same day. We may require payment in advance or a deposit for certain bookings, particularly for large clearances.
Accepted methods of payment may include cash, debit card, credit card, or bank transfer, as confirmed at the time of booking. Payment must be made to House Clearance Pimlico or to an authorised representative as notified to the Customer.
Where the Customer is a business or organisation and credit terms are agreed in advance, invoices must be paid within the period specified on the invoice. If payment is not received by the due date, House Clearance Pimlico reserves the right to charge interest on overdue sums at the statutory rate and to recover all reasonable costs incurred in recovering the debt.
Title to any items removed for reuse or resale passes to House Clearance Pimlico upon removal from the Property, unless otherwise agreed in writing.
The Customer may cancel or amend a booking by giving us reasonable notice prior to the scheduled service time.
Where a cancellation is made more than 24 hours before the agreed time, no cancellation fee will normally apply. Where cancellation occurs less than 24 hours before the scheduled arrival time, House Clearance Pimlico reserves the right to charge a cancellation fee to cover costs and lost slots.
If our team arrives at the Property at the agreed time but is unable to gain access, or if the Customer decides not to proceed with the Services at that point, a call-out fee may be charged.
House Clearance Pimlico may cancel or reschedule the Services at any time due to adverse weather conditions, safety concerns, vehicle breakdown, staff illness, or other circumstances beyond our reasonable control. In such cases, we will notify the Customer as soon as reasonably practicable and offer the next available appointment. We will not be liable for any loss caused by such cancellations or delays.
House Clearance Pimlico operates in accordance with applicable UK waste management legislation and regulations. All Waste collected is transported and disposed of or processed only at authorised facilities, with a focus on reuse and recycling wherever reasonably practicable.
The Customer must not knowingly include in the Waste any materials that are hazardous, restricted, or require special handling, such as asbestos, clinical waste, chemicals, solvents, gas cylinders, explosives, or any other substances regulated as hazardous, unless specifically agreed in writing beforehand. Additional charges and documentation will apply for any such materials.
Where prohibited or hazardous materials are discovered during the clearance without prior disclosure, House Clearance Pimlico reserves the right to refuse to handle those items, to adjust the price, or to terminate the Services. Any costs incurred in safely dealing with such items, including regulatory fees or penalties, may be charged to the Customer.
Upon request and where applicable, House Clearance Pimlico can provide confirmation that Waste has been handled in compliance with relevant regulations. However, formal waste transfer notes and similar documents will be issued in accordance with legal requirements only and may not be provided for every individual residential collection.
House Clearance Pimlico will exercise reasonable skill and care in the performance of the Services. However, our liability to the Customer is subject to the following limitations, to the fullest extent permitted by law.
We will not be liable for any loss, damage, or expense arising from inaccurate or incomplete information provided by the Customer, or from failure by the Customer to comply with these Terms and Conditions.
House Clearance Pimlico will not be responsible for any loss of or damage to items that the Customer intended to retain but which were not clearly separated or identified from items to be removed. Customers are strongly advised to remove all items they wish to keep from the clearance areas before work begins.
Except in cases of death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law, our total liability arising from or in connection with any individual booking shall be limited to the total amount paid or payable by the Customer for the Services under that booking.
We are not responsible for any indirect or consequential loss, including loss of profit, loss of opportunity, or loss of enjoyment, arising from the performance or non-performance of the Services.
Reasonable measures will be taken to avoid damage to the Property during the clearance. However, the Customer acknowledges that some minor scuffs, marks, or wear may be unavoidable when removing large or heavy items, especially in confined spaces. House Clearance Pimlico is not liable for cosmetic damage of this nature, save where caused by clear negligence.
House Clearance Pimlico maintains appropriate public liability insurance and, where required, employer’s liability insurance for the provision of its Services. Details of our insurance cover can be made available to Customers on request.
The Customer is responsible for ensuring that their own home or contents insurance policies are in place and adequate for their needs, including any cover for accidental damage not caused by our negligence.
If the Customer is dissatisfied with any aspect of the Services, they should notify House Clearance Pimlico as soon as possible, preferably within 48 hours of the work being completed. We will investigate any complaint promptly and aim to resolve issues in a fair and reasonable manner.
Where a dispute arises that cannot be resolved directly between the parties, either party may consider using an independent mediation service. Use of mediation does not affect the right of either party to pursue a claim through the courts.
House Clearance Pimlico will not be liable for any failure or delay in performing its obligations where such failure or delay results from events beyond its reasonable control. Such events may include, but are not limited to, extreme weather, fire, flood, epidemic, strike, industrial dispute, road closures, acts of government or regulatory authorities, or failure of utilities.
In the event of a force majeure situation, we will notify the Customer as soon as reasonably practicable and will seek to rearrange the Services at a mutually convenient time.
House Clearance Pimlico will process any personal data supplied by the Customer in accordance with applicable UK data protection laws. Personal information will be used only for managing bookings, delivering the Services, contacting the Customer, and handling payments and queries.
We will take reasonable steps to protect Customer data from unauthorised access or disclosure. Personal information will not be sold or shared with third parties except where necessary to perform the Services, comply with legal obligations, or recover unpaid debts.
House Clearance Pimlico reserves the right to update or amend these Terms and Conditions from time to time. The version in force at the time of the Customer’s booking will apply to that booking. Customers are advised to review the latest version of these Terms and Conditions when making a new booking.
These Terms and Conditions, and any dispute or claim arising out of or in connection with them or the Services, shall be governed by and construed in accordance with the laws of England and Wales.
The parties agree that the courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with these Terms and Conditions or their subject matter.
If any provision of these Terms and Conditions is found by a court or other competent authority to be invalid, unlawful, or unenforceable, that provision shall be deemed deleted from these Terms and Conditions, and the remaining provisions shall continue in full force and effect.
These Terms and Conditions constitute the entire agreement between House Clearance Pimlico and the Customer in relation to the Services and supersede any prior discussions, correspondence, or understandings between the parties. No other terms or conditions, whether express or implied, shall form part of the agreement unless expressly accepted in writing by House Clearance Pimlico.
